Before you arrive, we’ll already have the property set up for you. We curate each stay around you; whether that’s a sea kayak at dawn, a Garifuna cooking lesson in the village, or doing absolutely nothing on a lounger with a Belikin in hand. This isn’t a rental. It’s a handoff.

This home sits directly on Hopkins Beach, where the Caribbean comes in calm and clear and the horizon belongs entirely to you. Mornings here have a specific quality; the light, the sound of the water, the fact that nobody is in a hurry. You’ll understand it when you arrive.

The house itself is designed for the way people actually want to live in a place like this: open, breezy, and oriented entirely toward the sea off the beaten path. The main living area flows onto a covered veranda that stretches the full width of the property. You’ll eat most of your meals there. You’ll read there. You’ll watch the fishing boats come in at dusk and wonder why you ever thought a resort was a good idea.

Inside, the bedroom carries the same unhurried quality; high ceilings, fine linens, the kind of ceiling fan that actually works. There’s a proper kitchen because Hopkins has good food worth cooking, and our welcome guide tells you exactly where to find it.

On the ground floor, a self-contained unit offers the same sea-facing calm at a quieter scale; one bedroom with a king bed, a sofa bed in the living area, and a full kitchen for those who’d rather cook than commute to dinner. The ensuite bathroom features a walk-in shower and his-and-hers sinks, and the dining room opens onto its own outdoor patio, seating you right between the pool and the sea. Whether you book it as a private escape or for a larger group, it carries the same barefoot ease throughout and you wont disturb the others in your group on the upper floor if they are sleeping in.

Before you arrive, you’ll hear from us. We’ll ask a few simple questions; what brings you here, what pace you’re hoping for, whether there’s anything you want to experience or anything you want to avoid entirely. Then we prepare accordingly.

The Property is Self-Check in:

A welcome starter kit of essentials; hot sauce from the village, coffee from the Belizean lands, honey from local beekeepers in Belize, bathroom essentials and some basic kitchen condiments.

A personal guide written by us, not printed from a template; where to eat, who to call, what tour operators are better at what and some food spots that are worth visiting, and the one beach bar that does Saturday evening Karaoke.

A direct line to us, not a call center, for anything that comes up during your stay.

The neighborhood

Hopkins Village is the cultural heartland of the Garifuna people; one of the most remarkable cultures in the Caribbean. The drumming you’ll hear in the evenings isn’t a performance. The food at the roadside spots isn’t on a tourist menu. This is a living, breathing community that happens to sit on one of the most beautiful stretches of coastline in Central America.

The southern Belize barrier reef; second largest in the world, begins just offshore. Snorkeling from the beach is genuinely worthwhile. Diving, kayaking to the cayes, and fishing trips with local operators are all arrangements we can help you make before you arrive.

Nearby: the Cockscomb Basin Wildlife Sanctuary (jaguar reserve), Glover’s Reef Atoll, and the Garifuna cultural center in the village. We’ll tell you which of these are worth a full day and which are worth a half-morning and a cold drink afterward.

Getting here

Hopkins is a 3.5-hour drive south from Belize City, or a short domestic flight to Dangriga followed by a 20-minute transfer. We send detailed arrival instructions including where to stop for provisions on the way down to every guest before their trip.

A note on who stays here

This property isn’t for everyone, and that’s intentional. It’s for people who want to experience a place rather than just pass through it. Who are happy to wake up without a plan. Who understand that the best version of a Belizean holiday has very little to do with a swim-up bar. If that’s you, we think you’ll leave Hopkins reluctantly. Most people do.
